This is an update 1 week after the training. Today Kali and myself met with a friend that has a property in Lakewood CO, that she is willing to deed over to us in compensation for a mobile home that Kali owns in Palmer Lake CO. The mobile home has a value of about 10k and the town home in question has about 30k equity. So I have drawn up a mortgage assumption agreement, bill of sale (plus title to the mobile home) and a Quick Claim Deed for the for this transaction.

I kept on my dad to get to the seminar!!!! I have been working my tail off putting in offers. My first deal was a pre-foreclosure that I was able to pick up $100K below appraised value. Home appraised for $650K, comps in the area ranged from $545-750K. I picked up the home for $500K and assigned it in 15 days for $505K. (Probably could have got more, but was gone in 15 dayseasy money with no risk or money out of pocket) I remember someone wise preaching that to me some where???? :) I also just dusted off my offer on Palatine (the first home we saw on our class tour), knocked of $5K and picked it up for $270K. I plan on putting $12K into the home total and will look for a quick sale at $319-324K. The bank was asking $324 for the home after a few reductions. (Financing was from REFS for a 100% loan at 7.25% interest) I also just got into contract on a tri-plex in Rochester, NY which rents for $1,225/mo with an asking price of $45K. I picked it up for $40K with a PCF of $496/mo at ~16% cap rate. I am now looking to get rid of one of my Sacramento rentals and 1031 it into a few more in NY or Detroit, and also in the Houston area. My goals are to do 1 flip per qtr and work towards building a 2-3K PCF per month over the next year. Thanks.

My partner, Wes, and I attended your training in Mesa at the beginning of June and wanted to thank you for all your help. We have both closed on two properties since the training and I have two more on contract and Wes has one more on contract. These are brand new homes and we bought them at a huge discount. I’m selling the two I just closed on to another investor and making about 120K total. Wes is planning to rent his out with a positive cash flow. We are thinking now about going into vacation rentals and are looking at town houses and condos. We might even do a flip this year (time permitting). I’m almost to the point of quitting my day job to work on this full time. Hey, I made 120K in 2 months only doing some paperwork! That is more than I’ve probably made in my entire life (been a stay at home mom for a long time!).

We both really appreciate all your advice and have remembered your “Mikeisms” at the funniest times. We learned so much and it really helped us in our real estate dealings already. I will be starting the coaching soon. I’ve been so busy with the houses that I haven’t had the chance to set that up. Hopefully it will be worth the time and effort. If you are ever back in Mesa, let us know. We would love to drop by and audit your class again.
